In Ontario the laws for landlords and tenants is called the Ontario Residential Tenancies Act. This is also called the “RTA.” It’s also often referred to as the “Act.”

The Ontario Residential Tenancies Act covers most residential rental units including care homes, mobile homes, and boarding houses.

This law sets out the rights and responsibilities of landlords and tenants who rent residential properties.For example, it presents landlords with the rules for pets.

The Landlord and Tenant Board is also called the “LTB”. It’s also often referred to as simply the “Board.” You need to get used to all the names because they are all used frequently.

The Landlord and Tenant Board’s role is to provide information about the Residential Tenancies Act and to resolve any disputes between most residential landlords and tenants. 

Most landlords in Ontario at some point will need the Landlord and Tenant Board to help solve some sort of issue, so it’s vitally important to know how it operates and how it can help you.

If there is a dispute or conflict, landlords and tenants can file an application with the LTB. 

Things Change If the Tenant Moves Out

Under the RTA, if the tenant moves out they have up to one year to still file a dispute with their ex-landlord.

However, landlords are not treated equally or fairly.

If the tenants move out the landlord can go to Small Claims Court.

We know this happens in Newmarket and Aurora because if you drive around at the first of the month you can usually see some big large steel garbage bins on some driveways.
